Questions to ask before relocating your caravan

Here are some of the most common questions about bringing your holiday caravan to Clea Hall. Please note, all costs include VAT.

  • How much will it cost to transport my caravan to Clea Hall?

    Transport costs vary depending on where your current park is located and the distance the transporter needs to travel. We can provide guidance and recommendations to help you arrange this. As a general guide, transport costs typically start from around £900, depending on size, distance and access arrangements at both parks.

  • How much will it cost to de-site my caravan?

    Your current park will be able to advise on the cost of de-siting your caravan and preparing it for transport to Clea Hall. Most parks make a standard charge to disconnect utilities, remove decking or steps if necessary, and move the caravan to a suitable collection point for the transporter. We recommend checking this with your current park before arranging transport, as charges can vary depending on access, pitch layout and the size of the caravan.

  • What are the costs to re-site my caravan at Clea Hall?

    Re-siting costs cover moving your caravan from the delivery area to its allocated pitch and include positioning, levelling and connection to utilities. As a guide, costs start from around £2,750, depending on the size of the caravan and any specific siting requirements. This charge is separate from the annual pitch or site fee, which is invoiced separately each year once your caravan is in place.

  • What do the re-siting costs include?

    Re-siting costs cover moving your caravan from the delivery point to its new pitch, including positioning, levelling and connection to utilities such as water, electricity and waste. All work is carried out by experienced contractors to ensure your caravan is safely and correctly installed on its new pitch at Clea Hall.

  • What are the annual pitch fees?

    Annual pitch fees at Clea Hall start from £3,100, depending on the size and location of the pitch. If you join partway through the season, fees are charged on a pro-rata basis from your actual arrival date, so you’ll only pay for the portion of the year you’re on the park. The season at Clea Hall runs from 1st March until the 28th February annually, and pitch fees are paid annually, invoiced ahead of the new season.

  • What else will I pay each year?

    In addition to your annual pitch fee, you’ll pay only for the utilities and services you use:

    • Electricity – individually metered and charged based on actual unit usage.
    • Gas – supplied by bottled gas, which you’ll purchase as needed.
    • Water, sewerage and refuse – covered within your annual Local authority rates, which are approximately £605 per year, normally invoiced each May.

    These charges ensure you only pay for your own consumption and a fair share of the park’s essential services.

  • How many years will the pitch licence be for, or how long can my caravan stay on Clea Hall?

    We offer a Model Standard Pitch Licence for between 2 and 20 years, giving you long-term security and clarity over your pitch agreement. During this period, your rights and obligations are clearly defined under fair, BH&HPA-aligned terms that protect both you and the park. The licence sets out transparent rules covering pitch fee reviews, selling or transferring your caravan, and maintenance standards, ensuring your holiday home remains on a well-managed, compliant and safely operated park. After the initial term, licences can be renewed annually, subject to conditions such as the appearance of the caravan, owner conduct, and ongoing compliance with park rules.

  • Do I need caravan insurance?

    Yes, all caravan owners are required to have adequate insurance in place. This protects you against loss or damage to your caravan and covers public and property liability while it’s on the park. We’ll ask to see evidence of your insurance each year, and we can assist with arranging suitable cover if needed.

  • Do you allow subletting at Clea Hall?

    No, subletting is not permitted at Clea Hall or on any of our parks. Owners are very welcome to invite friends and family to stay as guests, but the caravan cannot be let out commercially or for financial gain.

  • My caravan is green, is there a colour restriction on your park?

    No, there’s no colour restriction at Clea Hall. The only requirement is that your caravan is in good visual and structural condition, helping to maintain the park’s overall appearance and standards.

  • Is there a size limit on caravan pitches?

    We can accommodate caravans ranging from 28 to 40 feet in length, depending on the pitch. If you’re interested in a larger unit or a lodge, please contact us to discuss available lodge pitches and suitability.

  • Is there an age limit on the caravan I can relocate?

    There’s no age limit on caravans being relocated to Clea Hall, but each one must meet our park standards for condition, appearance and safety. We assess suitability on a case-by-case basis, so please get in touch and we’ll be happy to advise before you make arrangements.

  • What paperwork do I need to have in place?

    We’ll need to see proof of identification and proof of your main residential address before completing your agreement. This typically includes:

    • Photo ID – such as a valid passport or driving licence
    • Proof of address – such as a recent council tax or utility bill

    These checks are part of our standard process to comply with licence requirements and ensure all owners have a confirmed main residence elsewhere.

  • Are you a dog-friendly caravan park?

    Yes, Clea Hall is a very dog-friendly park and we welcome well-behaved dogs throughout the park! You’re also welcome to bring them into the Tavern Bar. For everyone’s comfort and safety, we ask that dogs are kept on a lead in shared areas and that owners clean up after their pets. Please note that we cannot accept any dog breeds designated under the Dangerous Dogs Act.

  • What facilities do you have on site?

    Clea Hall offers a range of on-site facilities for owners and guests to enjoy, including:

    • A licensed Tavern Bar, hosting regular social events and gatherings
    • An EV charging station (usage charge applies, currently 66p kwh)
    • A large outdoor children’s play area

    Together, these help create a welcoming and friendly community atmosphere on the park.

  • Can I live in my caravan?

    No. Although Clea Hall is open 365 days a year, it is a holiday park, not a residential park, so you CANNOT live in your caravan permanently. Your caravan may be used for holiday and recreational purposes only, for stays of up to 28 consecutive days at a time, in accordance with your licence agreement and the issuing authority site licence conditions.
